Uneven & Sagging Floors in Waco, TX

Floors sloping, dipping, or bouncing? We measure them free – call Brazos Foundation Repair at (254) 503-5077

An uneven floor is a support problem, not a flooring problem, and in Waco it has two different causes. On a slab-on-grade home the concrete tipped or dished because Blackland Prairie clay swelled and shrank under it. On a pier-and-beam home the concrete is fine and the wood floor above it dropped – settled piers, a rotted beam end, or undersized joists. More than about 1 inch of fall across 20 feet is worth measuring. Repairs run $4,500-$12,000.

Quick answers

Why does a slab-on-grade floor slope or dish?

A slab floor slopes because the soil under part of it changed volume and the concrete followed. Blackland Prairie clay has a high plasticity index – it swells when wet and contracts hard in drought. Around Waco the active zone, the depth seasonal moisture reaches, runs 6 to 10 feet. The movement is never even: one corner sits under an oak pulling water from the clay, the other takes roof runoff from an unextended downspout, and the difference tips the slab.

Two patterns show on an elevation survey. Perimeter settlement drops the outside edge, so the floor runs downhill toward an exterior wall. Center dishing drops the middle while the perimeter holds, leaving a void under the concrete, and often traces to an under-slab leak.

Slab floors do not bounce. Concrete has no spring in it.

Why do pier-and-beam floors sag and bounce?

Pier-and-beam floors sag because the wood structure between you and the ground lost support or lost strength. Older Waco neighborhoods are full of these homes, and the failure is almost always in the crawl space.

Bounce and slope are separate symptoms: a floor can be dead level and still bounce, or solid and still slope 2 inches.

How do I measure my own floor slope?

You can get a usable number in 20 minutes. Measure across the longest open run in the house – a slope only means something across distance.

  1. Marble test. Set a marble or golf ball down in several rooms and let go. Where it rolls shows the direction of fall and any localized dish, but gives no number.
  2. String line. Run a taut string 20 feet across the floor, shimmed at one end on a block of known thickness until a spirit level reads level. Block thickness minus the far-end gap is your fall.
  3. Laser. A self-leveling cross-line laser is faster. Mark its line on a stick every 5 feet, then measure each mark down to the floor. Highest minus lowest is your deviation.
  4. Compare to tolerance. Under about 1 inch in 20 feet is common and usually not structural. 1 to 2 inches is worth a measured elevation survey. Over 2 inches, or a sharp step, needs a look now.
  5. Check bounce separately. Set a glass of water on the floor and have someone walk past it. Visible ripple means deflection in the framing, regardless of slope.
  6. Date it and repeat. Write the readings and date on a card taped inside a closet, then re-measure in 90 days. A changing slope matters more than a large one.

Our own inspection shoots elevations on a grid every 8 to 10 feet, and that map sets pier count and target lift.

What does each symptom actually mean?

Sort a slab problem from a pier-and-beam problem before anyone quotes you a price.

What you noticeSlab-on-grade causePier-and-beam causeTypical fix
Steady fall toward an exterior wallPerimeter settlement in drying clayPerimeter pier line settledPiers on the low side, or re-shim
Low dish in the middle of the houseSlab settlement over a voidInterior pier sunk or pad brokenInterior piers and void fill, or new pads
Springy, bouncy floorRare – loose flooring over concreteOver-spanned joists, decayed woodSister joists or add a mid-span beam
Soft spot near a tub or toiletUnder-slab leak washing out supportRotted subfloor and joistLeak test, then replace the wood

If symptoms cluster on one side of the house and travel with sticking doors and windows or new foundation cracks, it is real movement. Full list: signs of foundation problems.

What does a crawl-space inspection actually find?

A crawl-space inspection is the fastest diagnosis in this trade: the whole structure is visible, so nobody guesses what sits under concrete. We crawl the footprint with a light, a moisture meter, and a probe, and document:

You leave with a list of specific support points – see our pier and beam repair page.

What are the repair options and what does each cost?

Most whole-home floor leveling in Waco lands between $4,500 and $12,000. Crawl-space work costs far less. Pier count drives the number, and it comes from the survey.

Repair optionWhat it doesTypical Central Texas range
Crawl-space re-shim and re-levelResets piers, closes gaps at beams$1,500-$4,000
New interior support pad and postAdds a support point on a long span$250-$800 each
Sister or replace joistsRestores stiffness, stops bounce$100-$300 per joist
Beam repair or replacementReplaces rotted or split beams$50-$120 per linear foot
Pressed concrete pierCylinders driven under the footing$300-$900 per pier
Steel push pierDriven to load-bearing strata$700-$1,200 per pier
Vapor barrier and drainageStops what rots the wood$1,500-$6,000

Fixing the wood without fixing the water wastes money: if the crawl space stays wet, the new lumber rots too. See our foundation repair cost in Waco guide, house leveling, and foundation leveling.

When are sloping floors original construction, not damage?

Sometimes the floor has always been like that. A slope that has not changed and carries no other symptoms is usually how the house was built, and we say so at no charge rather than sell piers. Signs the slope is original:

Damage is progressive; construction is static. That is the test. On an older Waco home, a 1-inch slope with no active signs is a monitoring plan, not a repair. Some lenders or buyers ask for a third-party structural report at closing – we will say if that applies. USDA NRCS soil survey data and Texas A&M AgriLife Extension guidance agree on the cheapest fix: keep moisture around the house even. See .

How long does it take, and does insurance cover it?

Most floor-leveling jobs in Waco finish in 2 to 4 days. A slab lift on 8 to 14 pressed concrete piers is usually two days; beam or joist replacement adds time. Heavy rain in saturated clay costs a day.

Insurance usually does not cover it – Texas policies generally exclude earth movement. A sudden burst supply line that washed out support is sometimes partly covered, so read your policy.

Frequently asked questions

How much floor slope is too much? Under about 1 inch across 20 feet is common and usually not structural. Between 1 and 2 inches deserves a measured elevation survey. More than 2 inches, or a sharp dip, needs prompt attention.

Why are my floors bouncy but not sloped? Bounce is a stiffness problem, not a settlement problem. It points to pier-and-beam framing – joists spanning too far, decayed wood, missing mid-span support – not a foundation that dropped. Slab floors do not bounce.

Will the floor go back perfectly flat? Leveling lifts the floor toward its original elevation. We lift to the maximum safe recovery, not always dead level, because an aggressive lift cracks drywall, tile, and trim.

Why do my Waco floors feel worse in dry summers? In drought, Blackland Prairie clay shrinks and the soil under the foundation drops away. Settlement and sloping commonly worsen through hot, dry Central Texas months.

Should I fix the crawl-space moisture or the structure first? Both, in the same scope. Replacing rotted wood while the crawl space stays wet just restarts the clock. We correct drainage and add a vapor barrier with the support work.

Do you charge for the inspection? No. It is free and includes floor elevation readings, a crawl-space walk where access allows, and a written assessment.
