Cracks, sticking doors, or sloping floors? Book a free inspection with Brazos Foundation Repair – (254) 503-5077
The signs of foundation problems in Waco are stair-step cracks in brick and mortar, drywall cracks running diagonally out of door and window corners, doors that stop latching, floors sloping more than an inch across a room, and gaps where brick meets a window frame. One sign alone is often cosmetic. Two or more clustered on the same side of the house means active movement in Blackland Prairie expansive clay. A free elevation survey takes 60-90 minutes and settles it. If repair is needed, most Waco homes run $4,500-$12,000.

Anything with a vertical offset you can feel, a horizontal crack in a foundation wall, or a gap over 1/4 inch is urgent. Hairline, stable, and alone is a monitor item. The middle band – stair-step brick cracks, binding doors, a visible floor slope – means book the survey this month.
| What you see | Likely cause | Urgency | Next step |
|---|---|---|---|
| Stair-step brick crack over 1/8 in | Settlement at that corner | Act soon | Photograph with a coin, book a survey |
| Hairline drywall crack, not growing | Framing shrinkage or curing | Monitor | Pencil the ends, date it, recheck in 3 months |
| Door that only sticks in late spring | Humidity swelling the wood | Monitor | Recheck in August |
| Floor slopes over 1 in in 10 ft | Settlement or lost support | Act soon | Marble test, then an elevation survey |
| Slab crack with a lip you can feel | Vertical offset – real movement | Urgent | Stop patching, call for an inspection |
| Horizontal crack in a stem wall | Lateral soil pressure | Urgent | Call this week |
| Brick off a window frame, over 1/4 in | Perimeter section dropping | Urgent | Photograph and book now |
| Water standing at the slab after rain | Drainage, not always structure | Fix now | Extend downspouts, correct grade |

The classic exterior sign is a stair-step crack climbing diagonally through mortar joints, usually from a window corner or a garage opening. Mortar is weaker than brick, so movement finds the joints first.
Measure and photograph: crack width at its widest point with a coin in frame. Mark both ends with a pencil tick, date it, and re-shoot in 90 days. Two dated photos showing change beat any description. See foundation cracks.
Drywall fails at its weakest point, the corner of a door or window opening. A crack running diagonally off a frame corner is the interior twin of the stair-step crack outside.
Cosmetic vs serious rule: patch it once. If it stays closed through a full drought-and-rain cycle, it was cosmetic. If it reopens on the same line, the structure is still moving.
Floors give the most honest reading – they are what we actually measure. A slope over an inch across ten feet, a dip you feel through socks, or a bouncy spot in a pier-and-beam home all mean support has been lost.
Roll a marble on hard flooring in several rooms. Consistent travel toward the same wall points to a tilted foundation, not an old floor.
Doors move fastest. A door dragging on the strike side, a bolt missing the plate by a quarter inch, or a wedge of daylight along the top of a frame all mean the opening has racked out of square.
Measure and photograph: the gap above each problem door at both corners, marble direction per room, and the strike plate. More on our uneven or sagging floors and sticking doors and windows pages.
Under-slab plumbing leaks both cause foundation movement and mimic it, so treat a jump in the water bill as a foundation symptom. Escaping water softens the clay under one area and lets it settle.
Positive drainage means the ground falls away from the house at about one inch per foot for the first six feet. It is often the cheapest real fix – see drainage solutions in Waco.
Do these six steps in order. You need only a marble, a tape measure, and a four-foot level. Write the results down; that page turns a guess into a diagnosis.
Flags in two or more checks on one side of the house mean it is time to get measured. Call (254) 503-5077 and we will read your floor elevations at no charge.
Plenty of homes we inspect need nothing structural, and we say so at no charge. If the elevation survey is within about one inch across the whole floor and nothing has changed year to year, piers are not the answer.
When the finding is cosmetic, the honest fix is water management: regrading, downspout extensions, and perimeter watering in drought. USDA NRCS soil survey data and Texas A&M AgriLife Extension guidance agree – keep moisture around the slab steady. See

How many signs mean I definitely have a foundation problem? Two or more clustered on the same side of the house – a stair-step brick crack outside, a sticking door inside it, and a floor sloping that way – strongly indicate active movement. A single isolated sign usually does not.
Are small cracks normal in Waco homes? Some are. Hairline cracks under 1/16 inch with no vertical offset are normal, especially in newer homes. On Blackland Prairie clay, cracks that widen, stair-step through mortar, or come with other symptoms usually mean movement.
Can I fix these signs myself? You can seal cosmetic cracks, extend downspouts, and correct grade – all worth doing. You cannot stabilize a moving foundation without transferring the load onto piers. Patching over movement only hides it.
Could a plumbing leak be causing all of this? Yes, and it is worth ruling out first. A leaking under-slab line saturates clay in one spot and moves the slab there. A static plumbing test confirms it before any structural work is scoped.
Do I need a third-party structural report? Sometimes. Some lenders, buyers, or title companies ask for an independent structural evaluation before closing. We will tell you if that applies to your home.
Do you charge for the inspection? No. The inspection and elevation survey are free and you get a written assessment either way, including the times we tell you nothing is wrong.
