House Leveling in Waco, TX

Free on-site inspection from Brazos Foundation Repair – call (254) 503-5077.

House leveling is the whole-home service that lifts an entire structure – slab or pier-and-beam – back toward its original elevation and holds it on piers. It typically runs $4,500-$12,000 in Waco and takes 2-5 days. The realistic target is maximum safe recovery, not dead level: the low side comes up as far as the finishes will travel without being torn apart.

Quick answers

What does house leveling actually mean?

House leveling is raising a settled home back toward its original elevation and supporting it on piers driven to load-bearing strata. It covers the whole structure – foundation, floor framing, walls, doors, and brick veneer – not one settled corner. “Leveling” describes the direction of travel, not a laser-flat result.

How is this different from foundation leveling?

Foundation leveling corrects the foundation element. House leveling corrects the whole home sitting on it. Foundation leveling is the concrete and steel: slab, grade beam, pier grid. House leveling adds everything that structure carries – joists, wall plates, door frames, masonry, and interior finishes.

Both happen on the same job: you level the foundation to level the house. If your question is the slab or pier system itself, read foundation leveling in Waco. If floors slope in three rooms and doors stick throughout, you want house leveling.

How level will my house actually get?

Most Waco homes recover 70 to 90 percent of measured deflection. A corner reading 2.5 inches low usually returns to within a quarter to a half inch. We stop short of the last fraction on purpose, and anyone promising a dead-level floor on a 1978 slab is guessing.

Plenty of slabs were never poured flat; a half inch across 40 feet is common. Finishes have hardened in place too – grout, mortar, and taped seams take a controlled move, but forced further they fail before the concrete does.

How do you set the lift plan?

Everything comes from a measured elevation survey. A zip level or manometer is walked through the house and floor elevations are shot room by room on a 6 to 8 foot grid, garage and additions included.

Those readings become a deflection map in inches. The highest point is the benchmark – you lift low areas toward high ones and never cut a house down. The map sets pier locations, pier count, target depth, and the jacking sequence.

The clay’s active zone in McLennan County runs roughly 8 to 12 feet, so piers must pass through it to competent bearing. Depth changes across a single lot near the Brazos and Bosque river terraces, which is why the survey drives the plan.

Do I need whole-home leveling, spot piering, or cosmetic repair?

Whole-home leveling is for broad movement, spot piering for one location, cosmetic repair for stable cracks with nothing moving behind them. The elevation survey decides which, and the price gap is large.

OptionWhen it is rightTypical Central TX costWhat it fixes
Whole-home house levelingTwo or more sides low, floors sloping in multiple rooms, doors binding throughout$4,500-$12,000Elevation, floor slope, doors and windows, ongoing movement
Partial or spot pieringOne settled corner or side, movement confined to a measured area$1,800-$6,500 per corner; $3,500-$11,000 per sideThe local drop only, at a fraction of the cost
Cosmetic crack and finish repairSurvey flat, cracks hairline and stable, no door or floor symptoms$500-$2,500Appearance only – it does not stop movement

Working rule: under one inch of deflection in one area is usually spot pier work. Once two or more sides read low, partial work just moves the problem. See foundation repair cost.

How is the lift itself done?

The lift happens in controlled increments, not one pull. Jacks come up a fraction of an inch at a time while the crew watches the structure respond.

  1. Protect and clear. Shrubs, flagstone, AC pads, and sprinkler heads come out at each pier location.
  2. Excavate access holes. About 2 by 3 feet at the grade beam, or crawl-space access on pier-and-beam.
  3. Drive the piers. Pressed concrete pilings or steel push piers are driven hydraulically, using the house as reaction load, until they refuse on load-bearing strata.
  4. Set jacks and start low. Jacks go in across the plan and first movement is taken in small increments, lowest readings first.
  5. Lift, read, repeat. Elevations are re-shot between increments; doors, windows, and cracks are checked each round.
  6. Lock the elevation. At target, shims and pier caps hold the height and voids under a lifted slab are filled.
  7. Backfill and verify. Holes are backfilled and tamped and a final elevation survey is handed over with the warranty paperwork.

Steps 4 and 5 are where cheap jobs go wrong: a crew that takes a full inch in one pass breaks the house.

What happens to drywall, tile, and brick during a lift?

Expect movement in the finishes, and budget for touch-up. Lifting is settling in reverse, so material that cracked on the way down gets worked again on the way up. New cosmetic cracks can and do appear.

Cosmetic work follows the structural work – crack repair before movement stops is money spent twice. Follow-up is patch and paint, re-grouting, and tuckpointing, usually $500-$3,000.

Is leveling a slab different from leveling a pier-and-beam house?

Yes – different mechanics, same goal. A slab-on-grade home lifts as one rigid plate, so the sequence must be gradual or the slab cracks internally. A pier-and-beam home lifts point by point under the beams, allowing finer adjustment.

How long does house leveling take?

Most whole-home projects run 2 to 5 days. A moderate slab lift is commonly 2 to 3 days. Larger homes, interior piering, or pier-and-beam work with rotted framing run 4 to 5. Wet weather adds a day, because saturated Blackland clay collapses into open access holes. You can normally stay in the house; water and power stay on.

Do you warrant the work, and where do you work?

Qualifying pier work carries a tiered, transferable lifetime warranty. If a warranted pier settles we return and re-lift it, and coverage passes to the next owner. Terms are on our warranty page.

Frequently asked questions

What is the difference between house leveling and foundation leveling? House leveling is the whole-home service, structure and framing included. Foundation leveling corrects the foundation element itself – the slab or pier grid. Most jobs include both.

Will house leveling crack my walls and tile? It can. Lifting works finishes in reverse, so old cracks may open before they close and new hairline cracks can appear in drywall, grout, and mortar.

Will my floors be perfectly level afterward? No, and they should not be forced there. Most homes recover 70 to 90 percent of measured deflection, judged by doors that latch and readings inside tolerance.

How do I know if I need whole-home leveling instead of a few piers? The elevation survey tells you. Under about one inch of deflection in one area is usually spot pier work; two or more sides reading low calls for whole-home leveling.

How much does house leveling cost in Waco? Typically $4,500-$12,000 for a whole home, driven by pier count. One corner runs $1,800-$6,500 and full-perimeter underpinning can reach $10,000-$30,000.

Do I need drainage work as well? Often. Controlling the water cycling through the clay keeps a leveled home stable. Target about 6 inches of fall in the first 10 feet, with gutters away from the slab.
