Our Transferable Lifetime Foundation Warranty

Call Brazos Foundation Repair for a free on-site inspection – (254) 503-5077

Brazos Foundation Repair backs qualifying foundation repair in Waco with a tiered, transferable lifetime warranty. Tiered means coverage depends on method: full underpinning carries the strongest terms, partial pier work covers only the piers we install, crack and drainage work carry a limited term. Transferable means coverage can follow the home to the next owner at resale. Lifetime means covered piers are warranted for the life of the structure under the written terms.

Quick answers

What does “tiered” mean, and which tier will my repair get?

Tier follows method, and method follows the measurements in your documented site evaluation. Underpinning transfers load onto piers bearing in stable strata, so it earns the strongest terms. Sealing a crack changes nothing structural, so it earns a short one. Your tier is in the estimate.

Repair typeTypical coverage tierWhat it coversTransferable
Whole-home or perimeter underpinning (concrete or steel piers)Lifetime of the structureEvery pier installed, plus the elevation set thereYes
Partial pier work (one side, corner, interior pads)Lifetime, limited to those piersOnly piers on your plan, not untouched sidesYes
Pier-and-beam leveling (shims, pads, beams)Lifetime on piers and padsSupports we set; replaced wood, shorter termYes

If a covered pier settles past your document’s tolerance, we return and re-drive it – see foundation repair cost in Waco.

What is NOT covered?

What does “transferable” mean at resale?

Transferable means remaining coverage moves to the buyer instead of ending at closing. In a Waco listing, a past repair becomes a documented asset, not a red flag. Some lenders or buyers ask for a third-party structural report – we will tell you if that applies.

To claim it, the buyer takes the warranty document and closing elevation readings from the seller, then notifies us in writing within the window in that document – commonly 30 days after closing. A transfer fee may apply. We record the new owner, who then claims exactly as you would.

How do I keep my warranty valid?

Most voided claims trace back to water. Keep up five things:

  1. Positive drainage. Ground should fall away from the slab – about 1 inch per foot (1:12), at minimum 6 inches of drop in the first 10 feet. See drainage solutions in Waco.
  2. Downspout extensions. Carry roof water 5 to 6 feet out. One downspout dumping at a corner can move it.
  3. Consistent perimeter moisture. In summer, run a soaker hose 12 to 18 inches off the slab – damp, not soaked, short and often, which beats the drought-then-flood swing.
  4. Fix plumbing leaks immediately. A slow under-slab leak undoes a good repair and is excluded.
  5. No new large trees near the slab. Plant outside the mature canopy radius, or add a root barrier.

Keep the warranty document, pier plan, and measurements together.

How does a warranty claim work?

  1. Find your paperwork – warranty document, pier plan, completion elevation readings.
  2. Call us at (254) 503-5077 or email info@brazosfoundationrepair.com with your address and symptoms.
  3. Schedule the re-inspection. No charge to look at covered work.
  4. We re-run the elevation survey and compare new readings against the day we finished.
  5. We identify the cause – covered pier movement, or an exclusion such as a plumbing leak. A static plumbing test may come first.
  6. You get written findings – measurements, cause, whether it falls under your tier, the fix.
  7. Covered work is corrected and your file updated with new measurements.

What should you ask ANY contractor about their warranty?

Texas does not license foundation repair contractors at the state level, so a warranty is only as strong as the company behind it. Ask before you sign, here or anywhere:

A contractor who will not hand you the document before you sign has told you what it is worth. Ours is on the table at the estimate – see about Brazos Foundation Repair.

Frequently asked questions

Is the warranty really transferable to a buyer? Yes, on qualifying repairs. The buyer notifies us in writing within the window stated in the document, and a transfer fee may apply.

Does “lifetime” mean my foundation will never move again? No. Covered piers are warranted for the life of the structure under the written terms. Clay keeps moving; the warranty covers the supports we set.

Why is the warranty tiered instead of one blanket policy? Because coverage depends on method. Full underpinning earns lifetime pier coverage; sealing a crack earns a limited workmanship term.

Does the warranty cover my whole foundation? No. It covers the piers and areas shown on your repair plan. Sides we did not underpin are outside it.

Will a plumbing leak void my warranty? Damage caused by a plumbing leak is excluded. Fix leaks promptly and keep the invoice.

Does financing change my warranty? No. Qualifying repairs include the warranty; financing does not change the tier or the work.
