Drainage is the root-cause control for expansive clay. A Waco slab does not move because the soil got wet, or because it got dry. It moves because one stretch of the perimeter is wet while another is dry. Grade, roof water, and surface flow remove that difference. Most drainage correction here runs $1,500-$6,000 and takes 1 to 3 days.

Quick answers

Why does uneven moisture move a foundation, not water itself?

Blackland Prairie clay changes volume with moisture. Wet clay swells, dry clay shrinks, and that swing runs through an active zone 6 to 15 feet deep. Clay wetting and drying evenly under a whole slab carries the house up and down as one piece.

Damage comes from the difference. A shaded north-side bed that stays damp sits next to a west wall baking in August, and the two edges end up at different elevations. That differential cracks brick, racks doors, and opens the ceiling-wall joint.

So the goal is not dry soil. It is even, stable moisture all the way around – check the signs of foundation problems if you are unsure.

What is positive drainage, and how much fall do you need?

Positive drainage means the ground sheds water away from the house on every side, with no pockets that hold it. The standard is 6 inches of fall over the first 10 feet from the slab – about a 5 percent slope. Past that the yard can flatten, as long as water keeps moving.

Grade is lost slowly: beds topped up each spring, mulch piled on the brick, a dish where a utility trench settled. Regrade with clay-rich fill, not sand – sand over clay becomes a bathtub feeding the grade beam. Keep soil 4 to 6 inches below the brick weep holes.

Where should roof water go?

Far from the slab. One inch of rain on a 2,000 square foot roof is roughly 1,200 gallons, landing in a few concentrated spots. Downspout extensions should discharge at least 8 to 10 feet out, further on a flat lot, running downhill.

Use buried solid pipe to a pop-up emitter – never perforated, which injects roof water into the soil you are protecting. Keep gutters clean too: one blockage overflows at a corner and drops the whole roof load into a 3-foot strip of clay.

Do you need a surface drain, a catch basin, or a French drain?

Surface water gets caught and piped; subsurface water gets intercepted. Match the fix to where the water sits.

A catch basin is a grated box at the low point of a ponding area, piped by gravity to daylight. It handles yard flooding and driveway runoff.

A French drain is a fabric-lined gravel trench with perforated pipe at the bottom, and it pulls water held inside the soil. Use it where clay stays saturated against the wall for days, or where movement returns every wet season – see French drain installation in Waco.

A swale answers water sheeting in from uphill: a shallow depression cut across the slope above the house, steering flow around the footprint.

Do large trees need a root barrier?

Yes, when a mature tree sits close to the slab. A large live oak or elm pulls tens of gallons a day in summer from the nearest source – the clay under your foundation. The result is a shrunken wedge and a dropped corner.

A root barrier is a vertical trench between tree and house, typically 24 to 48 inches deep, lined with solid membrane so feeder roots cannot reach under the slab. Where the clay itself needs treating, pair it with soil stabilization.

How do you water a foundation in drought without overwatering?

Consistent watering keeps perimeter clay from shrinking away from the slab. Run a soaker hose 12 to 18 inches out from the edge, looped around the whole house, on a timer. Laid against the concrete, water runs down the grade beam instead of soaking in. Short and frequent beats long and heavy: 20 to 30 minutes at dawn, every other day in a dry spell.

Judge by the soil, not the clock. If a long screwdriver pushes 6 inches into the ground near the hose, it has enough. Standing water, moss, or squishy soil means cut back. If a gap has opened at the slab, water gently over several days – and never water one side only, which builds the exact differential you are avoiding.

What should you never do around a slab?

Flower beds that trap water at the slab. Borders hold rain and irrigation against the grade beam, and bed soil usually sits above the surrounding grade. Keep beds draining away; hold mulch back from the brick.

Downspouts dumping at the corner. Corners are the weakest point because clay there is loaded from two directions. A downspout at a corner is the most common single cause of localized heave we find.

Sprinkler heads aimed at the foundation. Spray on the brick soaks a narrow band at the wall and nothing beyond. Turn heads away and fix leaks fast – a broken line can saturate one side for months unnoticed.

How do you check your own drainage after a rain?

  1. Go out during the rain or within 30 minutes. Dry-weather inspections hide what matters.
  2. Mark every puddle touching or within 10 feet of the slab, with a flag or a phone photo.
  3. Watch each downspout discharge and note where the water lands and which way it runs.
  4. Check the corners first. They collect roof valleys, bed borders, and grade changes.
  5. Look for silt fans and washed mulch. Sediment shows the path water took and where it slowed.
  6. Set a board on the soil 3 feet out and confirm the far end reads lower than the house end.
  7. Return at 48 hours and step on every marked spot. Soil still soft or standing is a defect, not weather.
  8. Compare sides. The side that stays wet longest against the side that dries first is your differential.

Can drainage alone fix a foundation that has already moved?

No. Drainage stops the cause; it does not reverse the effect. Once a section has dropped and cracked its finishes, that elevation is gone until piers carry the load. Water control prevents the next round of movement.

One partial exception: where a corner heaved because water was being added, removing the source often lets the swollen clay give that elevation back over a season or two. That is why a leaking line or corner downspout is fixed before any pier plan is priced.

Order matters: fix the water, support what is still low, keep the water fixed. See foundation repair in Waco for how the pier work is measured.

Frequently asked questions

How much slope do I need away from my foundation? Six inches of fall over the first 10 feet from the slab, roughly a 5 percent grade, with no low spots that hold water.

Will fixing my drainage lift my foundation back up? No. Drainage removes the cause of movement and protects the repair. A section that has already settled needs piers to carry the load.

How far should downspouts discharge from the house? At least 8 to 10 feet, further on a flat lot, always downhill and always through solid pipe rather than perforated pipe.

Should I water my foundation during a Waco drought? Yes, evenly. Run a soaker hose 12 to 18 inches out from the slab, all the way around, about 20 to 30 minutes every other day at dawn.

Do I need a French drain or a surface drain? Surface pooling calls for a catch basin and pipe. Clay that stays saturated against the wall for days calls for a French drain.

Does drainage work carry a warranty? Yes, a workmanship warranty put in writing after inspection. Qualifying pier work carries a tiered transferable lifetime warranty.
