A before-and-after set is only proof if it shows four things: a wide shot from the same spot at both stages, elevation readings before and after, where the piers went, and the same interior crack. Photos alone cannot prove a foundation moved – only measurements can. This is a plain guide to reading repair photos, ours or anyone else’s.

A complete set has four parts: the wide shot, the numbers, the pier locations, and the crack. Foundation work is buried the day it finishes, so the record stands in for what you can no longer see.
The wide shot. Same standing position, same framing, the whole elevation in both pictures. A fixed reference – a window line, a brick course, a driveway joint – makes them comparable.
The elevation readings. A laser or zip-level survey reports floor height across the slab in inches against a benchmark. A corner reading 2.1 inches low before and 0.4 inches after is the repair. A photo cannot show that; a readings sheet can.
The pier locations. A marked plan showing how many piers, which sides, and what spacing – commonly 5 to 8 feet on center along a perimeter grade beam. Count them.
The interior crack. One sheetrock or brick crack shot before, then after cosmetic work, with an honest note that it tightened as the slab came up, then was taped and painted.
Three tells give away a staged set. Learn them once and you can screen any gallery in a minute.
If you cannot tell which house it is, which side you are looking at, or what changed in inches, treat it as advertising.
Each method has a distinct look. Here is what an honest set shows for the four repairs we do most around Waco.
| Repair type | Before | During | After |
|---|---|---|---|
| Slab piering | Sloping floors, stair-step brick cracks, readings 1 to 3 inches low | Open excavations at the grade beam, piers driven to load-bearing strata, staged lifting | Holes backfilled, cracks tightened, closing readings in tolerance |
| Pier-and-beam re-level | Bouncing floors, sag at the center beam, crushed shims, rotted pads | Crawl-space jacks under the beams, new concrete pads, fresh shims, sistered joists | Flat floor line, solid pads, straight beams |
| Drainage and French drains | Standing water at the slab, negative grade, a mud line on the brick | Open trench, gravel bed, perforated pipe in filter fabric, fall to the outlet | Trench backfilled, ground falling about 1 inch per foot, outlet flowing |
| Foam lifting a driveway | Settled panel, a trip lip at the joint, cracked concrete | Penny-size ports, foam expanding beneath, laser watched as the slab rises | Ports patched, lip gone, panel back in plane |
All four start with a documented site evaluation and a measured elevation survey, not a guess from the curb.
Ask what your repair will look like – (254) 503-5077.
Expect a working excavation for a few days, not a tidy yard. Pier work means holes roughly 2 to 3 feet across at the beam, spoil piled on tarps, and an access path across the grass.
Backfill goes in compacted in lifts, spoil is raked back, and sod is reset where it survived. Blackland Prairie clay shrinks and swells, so backfilled soil settles with the first rains – plan on topping off low spots once. The USDA NRCS soil survey shows how widespread that high-plasticity clay is around Waco.
Beds, shrubs, and sprinklers in the path get discussed before anyone digs; wet weather adds a day, because saturated clay will not compact.

Yes – ask at the free inspection. A generic photo grid rarely matches your house. Tell us your foundation type, symptoms, and neighborhood, and we will walk you through documentation from comparable work. Start at our foundation repair in Waco hub, then call.
Why does this page not show a big grid of before-and-after photos? Because a photo without readings proves nothing. We would rather show you the documentation – elevation surveys, scope, and pier plans – for work that matches your home.
Can before-and-after photos prove a foundation was lifted? Not on their own. Only measured elevation readings before and after prove movement. Photos support the numbers; they do not replace them.
Will my interior cracks close up after a lift? Most tighten as the slab returns toward level. Sheetrock, tape, float, paint, and trim are cosmetic work handled after the structural repair.
Do you restore the yard after piering? We backfill and compact the excavations, rake the spoil back, and reset sod where it survives. Beds, shrubs, and sprinkler heads in the path are discussed first.
Are progress photos taken on every job? Yes, before backfill. Once the excavations are closed the work is invisible, so we photograph the piers while the holes are open.
Should I ask other contractors for the same documentation? Yes. Texas does not license foundation repair contractors at the state level, so paperwork is your protection. Ask any bidder for before and after readings in writing.
